Tycoon
A property-trading board game for 2–6 players. Buy cities, complete colour groups, build towers and drive your rivals out of cash, against the computer or friends on one device.
How to Play
- Choose who plays each seat (Human, Computer or Not playing), pick a board and a game length, then press Start game.
- Roll the dice and move clockwise round the board. You collect 200 every time you pass Start.
- Land on an unowned city, transport hub or utility to buy it. If you don't buy it, it goes to auction and anyone can bid.
- Landing on a square another player owns means paying them rent. Owning every city in a colour group doubles its rent.
- With a full colour group you can build houses, evenly across the group, and then a tower. Each building raises the rent sharply.
- Fortune and Bulletin squares draw a card. Taxes are paid to the bank. Three doubles in a row, a card or the Go to Detention square send you to Detention.
- Short of cash? Sell buildings back at half price or mortgage squares. If you still can't pay, you're bankrupt.
- The last player left wins. With a round limit, the richest player (cash plus squares and buildings) wins when the limit is reached.
Tips & Strategy
- Buy early. Squares you skip go to auction, where a rival may get them cheaply.
- Completing a colour group matters more than owning many loose cities. Trade to finish one.
- Three houses on each city is where rent jumps the most for the money.
- Keep some cash in hand. Mortgaging to pay a big rent costs you rent of your own.

Tycoon is an original game in the long tradition of property-trading games. It isn't affiliated with or endorsed by any commercial board game, and its names, board, prices and cards are its own.
By default the game picks a board of cities from your country, worked out from your device's time zone. Nothing is sent to our server. If your country has no board yet you get the World board. You can choose any board, including World, before starting.
Yes. Set any seats to Computer. You can play one human against up to five computers, several humans on one device, or any mix of 2–6 players.
Yes. On your turn press Trade, pick a player and choose squares and cash on each side. Computer players accept offers that improve their position. They swap with each other to complete colour groups, but never start a trade with you.
Yes. The game saves in your browser after every move, so you can close the page and press Resume saved game later. Nothing is sent to a server.
Every roll uses your browser's cryptographic random number generator, so every face is equally likely and the computer players can't influence it.
